About the Client

Oceania Container Services (OCS) is a subsidiary of global shipping line COSCO SHIPPING, one of the world’s leading providers of integrated container shipping services. COSCO was originally founded in 1980, and today operates a fleet of 288 container ships. The company boasts a total shipping capacity of approximately 1.6 million TEUs, and frequents more than 192 ports in over 64 countries and regions around the world. OCS is the company’s local empty container park operator and manages all of COSCO’s empty container requirements.

The Problem

OCS had experienced a significant increase in its container volumes following major acquisitions by its parent company as well as an increase in overall volumes through the Port of Melbourne. As a result, OCS required a larger container park to accommodate the additional volume. Due to the nature of their operation, OCS needed to be located close to the Port of Melbourne and key transportation corridors to ensure they remained competitive. With large contiguous lots in Melbourne’s inner west being extremely hard to find and due to the specialised nature of the required facility, OCS needed to work with a partner to help them achieve their goal.

The Solution

Cadence started working with OCS very early in the process to help them define their exact operational, spatial and locational requirements. Cadence then undertook a thorough search of the market to source a suitable site that would fit the requirement and that could be purchased economically. Through this work Cadence uncovered a 7ha property located 7km from the Port of Melbourne. Cadence then worked closely with OCS and our design and construct team to design the facility specific to OCS’ requirements and to work around the complexities of the subject site.

The Result

The pre-lease transaction saw Cadence design and construct the sizeable facility, with OCS entering into a 15 year initial lease term on completion.

The 7ha site included a purpose-built 50,000sqm concrete hardstand capable of storing 8,500 shipping containers, as well as a container wash bay and a warehouse, office and workshop. This site in currently the sole Melbourne site for OCS.

As one of the largest contiguous concrete hardstands outside of the Port of Melbourne, the facility will provide COSCO a Melbourne base for the next 15 years as it continues to grow its local operations.
