23.11.16 BUSY FINISH TO 2016

It will be a busy final month in 2016 for Cadence Property Group with solid progress across all of our Land & Building Packages in Altona, Victoria and our prelease to Agility Logistics in Queensland due to reach lockup before Christmas.

In Toll Drive, the brand new state-of the-art automated precast concrete facility for Concrete Precast Systems is receiving the final fit out, and the bespoke manufacturing headquarters for Matthews Brothers Engineering is shaping together quickly with all of the structural frame now installed. Around the corner in Aylesbury Drive, Niche Logistics’ new head office is also due for completion next month.

04.04.16 Visa Global Logistics complete

Cadence Property Group has successfully delivered Visa Global Logistics’ new Melbourne head office with the new 10-year lease term commencing on 25th March 2016.

The state of the art container handling facility features 4,000sqm of warehouse, a 2-storey 1,000sqm office and over 13,500sqm of 125t container rated hardstand. Visa Global had a requirement to house a diverse range of service offerings within the one property and the massive hardstand allows fully laden containers to be stacked up to 5-high.

Cadence fast-tracked the delivery of the project reaching practical completion just 9 months after signing the pre-lease agreement with Visa. “Our depth of experience in delivering complex facilities such as these and our integrated design and construct service offering is a testament to our ability to meet tight deadlines while maintaining an exceptionally high quality finish.” said Charlie Buxton, director of Cadence Property Group.

The benefits of Cadence’s integrated design and construct capability also stood out for Visa Global. Mark Byrne, tenant representative for Visa Global and director of Equimax Property Solutions, noted that “the unique integrated design & construction, project management and development management capability of Cadence streamlined the delivery process and offered us an exceptional level of confidence on the quality of the desired outcome. With the facility now completed, it’s easy to see that the confidence generated from Cadence’s past experience and their integrated delivery model was very well placed.”

11.03.16 Aylesbury Drive sells out in 12 months

Cadence Property Group's Altona land subdivision, Aylesbury Drive Business Park, has exceeded expectations by completely selling out in just 12 months.

The circa 6 hectare parcel of six lots represented some of the last remaining Industrial 1 zoned land within Altona; a testament to its sales performance. Mr Charlie Buxton, Director of Cadence Property Group, said "the result exemplified the higher demand for land stock within the Inner Western Industrial Precinct relative to other industrial catchments across Melbourne."

The release sits just 12kms from the CBD and Port of Melbourne with immediate connectivity due to proximity to the major arterial routes. The land also benefits from unrivalled retail and lifestyle opportunities with Altona's Pier Street precinct just over 1km away.

Mr Buxton noted this played a big part in the success of the campaign. "The core fundamentals of scarcity of land, access to amenity and proximity to the Port of Melbourne have really stood out throughout the campaign. We've had solid demand for the properties from businesses who recognise the economic value of the location for their operation, particularly from transport and logistics groups" he said.

The lots were purchased by civil construction group Civilex/Conset, road construction contractors Elite Roads, 2 private operators and transport group Niche Logistics who opted to capitalise on the location purchasing and consolidating two of the lots into one.

The sellout success has been well timed for Cadence, with the recent release of Altona Logistics Park, and the imminent subdivision of Maid Stone Business Park. These further land offerings are both located within 1.5km of Aylesbury Drive and are sure to generate a demanding response from the market.

14.12.15 Visa Global Logistics hammering along

The new state-of-the-art container handling facility for Visa Global Logistics at the Altona Logistics Park is fast approaching completion with the final section of the container rated hardstand poured on 14th December 2015.

Cadence Property Group secured the pre-lease with Visa Global Logistics earlier this year on a 10 year deal with completion scheduled for March 2016.

Director of Cadence Property Group, Mr Charlie Buxton, is excited to see the delivery of the facility stating “This is a true transport facility with over 13,500m2 of 125 tonne container rated hardstand and circa 5,000m2 of warehouse and office. The access to the CBD and Port of Melbourne, and frontage to the extra-wide Toll Drive was a massive drawcard for Visa Global”.

The location sells itself according to Mr Buxton. “The proximity to the Port and major arterials, when compared to the newer estates further out in the west, is a no-brainer for transport and logistics groups that need to travel to and from the port regularly.”

20.10.15 Cadence Ventures Interstate with Agility Project Logistics

Cadence Property Group has expanded its footprint securing its first deal outside of Victoria with a 10 year prelease to Agility Project Logistics.

The deal will see an expansion to Agility’s operation at Eagle Farm Road, Pinkenba in Queensland, with Cadence set to deliver an additional circa 6,000m2 of warehouse on the 2.5 hectare lot. The new building will complement the existing 5,200m2 warehouse and office at the site.

The project is programmed to suit the growth requirements of Agility’s business with the new warehouse scheduled for completion in Q1 2017. The project is currently seeking planning approval – stay tuned for further updates as works progress.

10.07.15 New Vermeer Sales and Services Centre

Vermeer Australia’s new Victoria Sales and Servicing centre and head office was completed on July 6, 2015.

The site, located at 415 Fitzgerald Road, Derrimut, spans 10,802sqm and was developed with a 490sqm office, 920sqm showroom and 3,307sqm warehouse and service centre. Vermeer Australia is a national manufacturer and dealer of commercial machinery for the construction, mining and environmental sector with dealerships and service centres Australia wide.

Cadence and East Union entered into a pre-lease agreement with Vermeer to deliver the facility on an initial term of 10 years.

Cadence Property Group director Charlie Buxton said the new location at Fitzgerald Road provides a much greater level of exposure, accessibility and operational functionality for one of Australia's fastest growing commercial machinery dealers.

“With the need to accommodate both front of house operations within the showroom and back of house works within the warehouse and servicing centre, Vermeer had very specific locational and performance requirements. The site at Fitzgerald Rd with both access and exposure to the Western Freeway provided Vermeer with a highly visible location and allowed the various onsite operations to work harmoniously” said Mr Buxton.

Cadence worked very closely with the operational team from Vermeer and internal project manager Sheryl Richardson. “Embarking on a project to deliver a purpose built facility was not something Vermeer had done before in Australia so we were in relatively unfamiliar territory. The team at Cadence did a fantastic job of drawing us into the process and working through our operational objectives to achieve what we believe to be our premier facility.

We had very specific requirements with regards to our building layout and the operational functionality of the facility both current and into the future. Cadence delivered a design that not only responded to our brief but ultimately expanded on our requirements to create a facility that is now considered one of our best worldwide.” said Sheryl.

01.06.15 Cadence Purchases Toll Drive Portfolio in Altona North

Cadence Property Group has completed its fourth major transaction in Melbourne’s inner western market with the acquisition of 5 properties in one line in Toll Drive, Altona North.

The acquisition which included a combination of vacant sites and stabilised assets comes on the back of securing a pre-lease with Visa Global Logistics on one of the five properties on an initial 10 year term.

The portfolio, to be known as the Altona Logistics Park, has the capacity for an additional $75m in development works and a total end value of $125m.

Mitchell Kent of Cadence Property Group commented that “with our previous experience within Toll Drive with the Arrow Logistics pre-lease and a growing track record in the area we are very confident in the ability of the location to attract major transport and logistics operators.

Altona North is one of the last core industrial locations within the inner western industrial market that can accommodate the construction of new transport facilities, and with Melbourne’s increasing reliance on Port related activities it makes sense for us to be here to accommodate that demand.”

As with Cadence’s other acquisitions within the Altona and Altona North area, the case for attracting occupiers is further supported by the site’s proximity to the Altona Township and the amenity this provides.

Cadence Property Group director Charlie Buxton said that “It is no secret that the greater western market is somewhat starved of quality amenity for occupants. It might be a cup of coffee in the morning or a place to take clients or staff out to lunch. While the primary case for setting up a business in an industrial location like Altona North are the logistical benefits it provides, we believe that the ability to access inner city style amenity as is provided in Altona is certainly a contributing factor.”

The Altona Logistics Park will be marketed by CBRE and Savills with opportunities for land sales, pre-leases and land and building packages.

04.05.15 Cadence Makes Second Major Altona Purchase

Cadence Property Group has given Altona, in Melbourne’s west, a resounding vote of confidence with its second major transaction in less than a year. Cadence purchased the circa 6ha site and has since master planned the site under the banner of Maid Stone Business Park.

Marketing agents CBRE and JLL have been appointed to offer the industrial land for pre-leases, land and building packages and land sales.

Cadence Property Group director Charlie Buxton said the tightly held land, nestled between established residential and commercial areas, would be highly sought.

At just 12km from Melbourne’s CBD, Maid Stone Business Park is well serviced by freeways, railway stations, within close proximity to the Port of Melbourne and within walking distance to the Altona Township.

“We are very fond of Altona and Altona North as a commercial and industrial location and feel that the area offers occupants and investors a superior geographic location to that of the other active industrial estates in Melbourne’s west,” he said.

“Similarly, its proximity to the beaches, established housing stock and the Altona retail hub provides it with a greater level of overall amenity than that of many other nearby estates.”

30 per cent of stage 1 has been sold to local developers prior to going to market with an average selling price of $210/sqm.

Selling agent Tom Hayes of CBRE said: “Maid Stone Business Park is a very unique opportunity offering readily developable sites in a highly established area.”

He said with nearly 10,000 people living in the suburb there was both a ready workforce and an established customer base for occupants of Maid Stone Business Park.

JLL Director of Industrial Cameron Hunter said with little land left, Altona prices were benefitting from a ripple effect that had seen prices spiral in Spotswood and Williamstown. “Altona and Altona North are the next suburbs to take off. I have no doubt about it,” he said.

25.10.14 Arrow Transport Reaches Completion

Cadence Property Group has successfully delivered the new Arrow Transport Logistics headquarters situated at 96-118 Toll Drive, Altona North. The 7 year pre-lease deal with Arrow was signed in February of 2014 with successful delivery of the facility being completed by mid-October 2014.

Arrow Logistics is a Melbourne based logistics and warehousing service provider with activities in wharf cartage, freight forwarding, heavy haulage, AQIS/customs services and warehousing.

The project sits on 2.43ha of land and features a 4,500sqm warehouse, a 407sqm two-level office and a 6,000sqm 115 tonne container rated hardstand with the capacity to store containers stacked 5 high.

The development was efficiently delivered within an accelerated timeframe, with town planning, design documentation, construction and occupation taking a total of 8 months to complete.

Cadence worked closely with Arrow to ensure that the project was delivered in line with the precise requirements of their business and to the highest of standards.
