1 Broadfield Road is a 4.4-hectare brownfield industrial site, which represented one of the last remaining scalable development opportunities in the highly sort after Broadmeadows precinct. Located approximately 20 kilometres north of Melbourne CBD, the site offers unparalleled access to major transport links.
Cadence significantly de-risked the site by obtaining an offer from Jemena to underground a large number of internal overhead powerlines, whilst also engaging with authorities to close out an EPA Environmental Action Notice prior to selling the site via Expression of Interest (EOI). After a competitive EOI campaign, Cadence successfully sold the site with a 27% increase, since settling the site in April that same year.
