The Solution

The short WALE and limited capital improvements to the premises provided an opportunity for Cadence to negotiate a long term lease with FOD. Key terms of the negotiation included the delivery of a much-needed capital expenditure program and optimization of site efficiency by subdividing and selling underutilized land.

The Result

Cadence was able to negotiate the purchase of the property and design a solution that solved FOD’s long term needs. After a five-month process where the improvements were carried out in a staged manner allowing continued operations, the upgrades delivered the infrastructure required to support their patented processes and an improved office environment for staff. With a new 15-year term, FOD were provided the security to encourage expansion and the injection of further capital into their production and R&D.
